CONDITIONS TO BOOK ​

The reservation is only a final booking after receipt of 40% of the total rent in our bank account.
​
The balance of the rent and the deposit of €2000 must be transferred no later than 6 weeks before the start of your stay.
​
Your deposit will be refunded after an inspection of any damage to the house.
​
For “late” bookings/reservations (within 6 weeks of the start of the stay), the total amount, incl. the deposit, must be paid in full within 8 days after reservation and, in any case, before the start of the rental period.

Cancellation costs to be paid 40% of the rental price up to 6 weeks before the start of the rental period.

After 6 weeks before the start of the rental period, the full rental price. Our advice: Take out cancellation insurance.
​
Not allowed: smoking inside the villa, holding events, parties or gatherings are not allowed. Pets are not allowed.

Price per day is 2150 euros for a stay of 3 nights
Price per day is 1950 euros for a stay of 7 nights
Price per day is 1850 euros for a stay of more than 7 nights
Price per day is 1500 for a stay of 3 months

Reservation/Payment

After we have received your reservation request, we will let you know as soon as possible whether the dates you want are still available.

If you confirm to us that you want to rent the villa, we will send you a provisional reservation for this. The provisional reservation will be accepted as a booking as soon as you have paid the first down payment, 40% of the rent, within the applicable period (usually 5 days), making your booking final.

If your first payment is not made within the stated period, the reservation will be cancelled, and we will be free to rent the accommodation to another party.
​
The remaining amount must also be paid within the applicable period, usually 6 weeks before arrival. In the event of late payment, we can dissolve the agreement without a refund of the prepayment.

Rental
​
The agreement that is entered into relates to the accommodation that is rented, whereby the number of beds as a maximum occupancy number may not be exceeded.
​
On the first rental day, the accommodation is available from 2 p.m. and must be vacated by 11 a.m. on the last rental day. If the tenant does not arrive or arrives too late, or leaves the accommodation before the end of the rental period, no refund will be made.

Liability
​
The given description of the accommodation and surroundings are personal and subjective, and the landlord accepts no liability for descriptions and impressions.
​
The tenant indemnifies the landlord against claims from third parties regarding damage to persons or goods and must take out travel insurance for this himself.
​
The lessor can only be held liable if the damage is due to gross negligence or intent.

Obligations
​
The tenant must deliver the accommodation on time and in the same condition as at the start of the rental period. In the event of non-compliance with this, the lessor can deduct any costs from the deposit if this applies to the accommodation.
